PROJECT DESCRIPTION:
We were engaged on this project following a recommendation after the client experienced difficulties with a previous builder and architect who were unable to achieve a DA-compliant two-storey design that reflected their desired sense of scale and architectural presence.
The site presented significant constraints, including a maximum 8.5m building height offset from natural ground level. This was successfully achieved through a considered split-level design approach combined with a carefully resolved roof form, allowing the building to sit comfortably within planning controls while maintaining strong internal volumes and balanced proportions.
Due to the steeply sloping site, the dwelling is elevated on structural supports, allowing the home to preserve and enhance expansive views towards the Ormeau Hills and surrounding natural landscape. This elevated approach also reduces site disturbance while maximising outlook, privacy, and long-term amenity.
The final design includes five bedrooms, with four featuring walk-in robes and a master suite with private ensuite. Additional spaces include a large butler’s pantry, walk-in pantry, walk-in linen store, large laundry, and two well-appointed bathrooms. Key features such as a feature spiral staircase, generous alfresco area with picturesque views, and an upper-level balcony further enhance the home’s functionality and its strong connection to the landscape. The dining area also incorporates a two-storey glazed void, creating a strong sense of volume, natural light, and architectural openness.
Our collaborative approach with the City of Gold Coast Council and consulting structural engineers ensured the approved design met all development requirements while remaining closely aligned with the client’s original brief, achieving approval with minimal reduction in scope.
